We are looking at purchasing some rural acreage as a weekender for camping and riding next year, and have an opportunity to get hold of 230 acres near Horsham in Victoria for a great price. A number of acres are partially cleared but the rest is predominately bush. As I have only ever ridden in wide open spaces, is this size property going to provide me and invited guests with enough riding space to keep us keen for the day.

Fossil,
We have a property thats 250 acres that we ride on etc. We have built several tracks like a 2 km high speed loop and a MX style track with small jumps. It mainly keeps the kids entertained, we tend to ride out in the adjacent Forrestry as we get bored.
I do not wish to discourage you though as having 230 acres is better than having nothing and you will find (hopefully) that you will make friends with neibours and get to ride across their propery as well (as we have.) A carton of beer and a dinner invite can double your riding area!

Sounds good to me, close or backs on to any state park ?? but it seems a long way for you to come for a weekend away (from WA  ) But I'm sure there would be a few of us mexicans would gladly keep the weeds from growing on the fixed tracks  .. No dont thank us, we'll get embarressed.

| as the guys have said its better than nothing. my dad has a property about the same size and i dont bother ridding there any more i get on the dirt roads as the local cops are okay with it just as long as i dont get on the tar. |

Moving back down to Cranbourne next year Yogie. And yes it backs onto a lot more acreage of bushland. It will be open slather for any of the forum guys who wants to ride there (as long as I get to tag along), a lack of legal riding spots is one of the reasons for the purchase.

Nagambie is 762klms from the Sydney CBD and 150klms from Melbourne CBD.
Currently looking at two options. Option A is 230 acres bushland close to state forest, no facilities. Option B is 100 acres bushland adjoining state forest, includes 3 bedroom house with all amenties plus a seperate two room weekender and workshop also on property. Both properties same price range. Leaning towards option B.

Option B sounds like the go, smaller but has facilities to store bikes overnight, work on those unexpected dramas that do occur from time to time,
We don't have a variety of big land sales here but I will still go elsewhere as well as using the new property for family use etc....

if its in the same price range i'd go the 230 acres, pour a slab & build a shed .Its just a weekender so dont take all the fun out of the bush. Me and 2 mates just bought 100 acres outside of goulburn,slabs in & sheds goin up at the moment and i think we'll have a ball.Of course this is not the only place we'll ride, but for your own slice of SERENITY, its perfect.

Had the outlaws inspect both properties this weekend. The 100 acre weekender is actually located 20 kay from Nagambie, just below Whroo. It is tucked away right next to the state forest and there are a number of tracks and fire trails leading from the boundary into it. The house needs a little TLC inside but is in good nick, and the weekender cottage is brand new. The 230 acre bush block is just that. Bush. No tracks but a few small clearings. It is about 5 kay from the state forest but you need to cross several roads to get there.
We have decided on Option B and are looking to have the property sale finalised later this month. We will get our first look at it ourselves when we head down to Melbourne in December. I will have to pop in to the local police station also to get their views on riding locally.
Yogie, there will be no charge for camping or otherwise on the property. The place is generator driven and we will be on tank water so no power or water costs to cover. We are buying the property because we love riding and camping and would like to get as much chance to do both as we currently do here. Giving other forum members another legal riding option was another reason. As long as the place gets looked after and nothing happens that is likely to cause grief with the locals, it will be open slather for anybody who wants to organise a ride there.

Dont know about calling into the local coppers and letting him know that. Some coppers dont like the idea of riding with out any form of reg... rotton buggers.

Just something that we have gotten into the habit of doing here. We will approach station owners (carton under arm) to seek permission to ride on their properties. Generally they are so impressed that we have gone out of our way to approach them that they have given us free range. We found the same thing when we approached the local police. While there are strict rules regarding riding on the beaches here, they will tolerate quads riding through the town via tracks and culverts to the designated riding areas and mx track providing they do so responsibly with helmets worn etc. I have seen a number of quads passing in front of my place being waved to slow down by the police who have then let them go on their way. I figure being a country police station, I could approach them to ask if there was much off road motorcycle riding in the area without mentioning the "Q" word, and go from there. Obviously you guys have had more experience with the police there in country Vic, do you think this will be a bad move or worth a shot. I haven't read anything in the forum so far that would suggest that you have had many run ins with the law on your regular trail rides.

Howdy chap, only speak to them, when they grab you... I've heard that not to long ago a group of trail riders were visited by some local lads and they had a good attitude to the problem and both parties parted with no drama's (this what I heard happened... ) But just keep a low profile and you'll be right.

Thanks for all the feedback guys. Unfortunately we missed out on the property we had our hearts set on due to issues with the sale of our house here. We were lucky enough to stumble on this property however which is a lot larger and still within our price range. We hope to have this finalised and settled next month. The property is 430 acres approx. with 140 acres of that untouched bushland. The remaining is open undulating land with scattered stands of gums. The large stand of trees at the top of the hill adjoins the neighbouring state forest. We plan to put two portable units on the block in the new year and expect to be able accomodate up to 12 people. All forum members welcome once we are up and running.
